FAQ — Loft Conversions, Barn Conversions & More | Construction Made Clear

Question 1

How much does a loft conversion cost in Suffolk?

Accepted Answer

Loft conversion costs in Suffolk typically range from around £30,000 for a straightforward Velux (roof light) conversion to £65,000 or more for a full dormer or hip-to-gable conversion with an en-suite bathroom. The main variables are the type of conversion, the existing head height, whether a bathroom is included, and the specification of the fit-out. We provide detailed, itemised quotes following a free site visit — contact us to arrange one.

Question 2

Do I need planning permission for a loft conversion?

Accepted Answer

Many loft conversions fall within permitted development rights, meaning no planning application is required. The key limits are 40 cubic metres of additional roof space for terraced houses and 50 cubic metres for detached and semi-detached properties. The conversion must not extend beyond the existing roof slope at the front of the house. If your property is in a conservation area — which applies to parts of Bury St Edmunds and many Suffolk villages — permitted development rights may be restricted. We advise on this as part of our initial assessment.

Question 3

Do building regulations apply to loft conversions?

Accepted Answer

Yes — building regulations approval is always required for a loft conversion, even where planning permission is not needed. This covers structural integrity, fire safety (including escape routes and fire doors), insulation, ventilation, and staircase design. We manage the building regulations process on your behalf and ensure the work is signed off by a building control inspector at completion.

Question 4

How long does a loft conversion take?

Accepted Answer

A straightforward Velux conversion typically takes 4 to 6 weeks on site. A dormer or hip-to-gable conversion with a bathroom usually takes 8 to 12 weeks. The total programme from initial enquiry to completion — including design, structural engineering, and building regulations — is typically 4 to 6 months. We provide a detailed programme at the start of every project.

Question 5

How much value does a loft conversion add to a property?

Accepted Answer

In Suffolk, a well-executed loft conversion that adds a usable bedroom and bathroom typically adds between 15% and 20% to a property's value. On a £400,000 home, that is £60,000 to £80,000 of added value — often significantly more than the cost of the conversion itself. The return is particularly strong in Bury St Edmunds and the surrounding villages where demand for four-bedroom family homes is consistently high.

Question 6

Do I need planning permission for a barn conversion in Suffolk?

Accepted Answer

Many agricultural buildings can be converted to residential use under Class Q permitted development rights, which requires a prior approval application rather than full planning permission. However, Class Q has strict conditions — the building must have been in agricultural use before 20 March 2013, and the conversion must not involve structural works beyond what is reasonably necessary. If the building is listed, or if significant rebuilding is required, a full planning application will be needed. We work with planning consultants to advise on the right route for your specific building.

Question 7

How much does a barn conversion cost in Suffolk?

Accepted Answer

Barn conversions in Suffolk typically cost between £1,500 and £2,500 per square metre, depending on the condition of the existing structure, the specification of the fit-out, and the complexity of the services installation. A 200 square metre barn conversion might therefore cost anywhere from £300,000 to £500,000 in total, including professional fees, planning costs, and fit-out. We provide detailed, itemised quotes following a thorough structural assessment.

Question 8

What if the barn is listed?

Accepted Answer

If the barn is listed, listed building consent will be required in addition to planning permission. This adds a further layer of scrutiny around the treatment of historic fabric, the choice of materials, and the approach to insulation and services. We have experience working with listed agricultural buildings and work closely with conservation officers and heritage consultants to achieve the right outcome.

Question 9

Do I need an ecology survey for a barn conversion?

Accepted Answer

Almost certainly yes. Agricultural buildings in Suffolk frequently provide habitat for protected species — particularly bats and barn owls. An ecological survey will be required as part of any planning application, and if bats are found to be roosting, a European Protected Species licence will be needed before works can begin. Bat surveys can only be carried out between April and October, so it is important to factor this into your programme early.

Question 10

Do I need planning permission for a house extension in Suffolk?

Accepted Answer

Many single-storey rear extensions fall within permitted development rights and do not require a planning application. The limits are generally 4 metres for detached houses and 3 metres for other houses, measured from the original rear wall. Larger extensions may be possible under the neighbour consultation scheme. Two-storey extensions, side extensions, and extensions in conservation areas or on listed buildings will typically require full planning permission. We advise on this as part of our initial consultation.

Question 11

How much does a house extension cost in Suffolk?

Accepted Answer

House extension costs in Suffolk typically range from £1,800 to £2,800 per square metre for a well-specified single-storey extension, depending on the complexity of the design, the specification of the finishes, and the site conditions. A 30 square metre kitchen extension might therefore cost between £55,000 and £85,000 fully fitted. We provide detailed, itemised quotes following a free site visit.

Question 12

How long does a new build take to construct?

Accepted Answer

A typical detached new build of 150 to 200 square metres takes between 9 and 14 months from groundworks to practical completion, depending on the complexity of the design and the specification. The total programme from initial enquiry to moving in — including planning, design, and construction — is typically 18 to 24 months. We provide a detailed programme at the start of every project and keep clients updated throughout.

Question 13

How much does a swimming pool cost in Suffolk?

Accepted Answer

A concrete swimming pool in Suffolk typically costs between £60,000 and £150,000 depending on size, specification, and whether a pool house or plant room is included. Natural swimming ponds are often comparable in cost to a concrete pool of similar size, though the ongoing maintenance costs are significantly lower. We provide detailed, itemised quotes following a free site visit and design consultation.

Question 14

Do I need planning permission for a swimming pool?

Accepted Answer

An outdoor swimming pool in the garden of a private dwelling is generally permitted development and does not require planning permission, provided it is not in a conservation area, an Area of Outstanding Natural Beauty, or within the curtilage of a listed building. A pool house or outbuilding may require planning permission depending on its size and position. We advise on this as part of our initial consultation.

Question 15

What is a natural swimming pond and how does it differ from a concrete pool?

Accepted Answer

A natural swimming pond uses plants and a biological filtration zone rather than chemicals to keep the water clean. The swimming zone is separated from a regeneration zone planted with aquatic plants that filter and purify the water naturally. Natural ponds are chemical-free, wildlife-friendly, and have significantly lower running costs than a conventional pool. They also tend to blend more naturally into a garden setting. We build both concrete pools and natural swimming ponds across Suffolk.
